Analysis

The launch price of Surian Tropika Homes by the developer is reasonable and quite cheap for a low density 3-storey terrace within a guarded community. Compared to other terraces in the market, this terrace house sits on larger land size and features better modern design. A standard 2-storey terrace house in Bandar Sungai Long are tagged at about RM450,000 and onwards in sub-sale market. However, the developer is untested as Surian Tropika Homes is the first development by the developer. The company, Pan Majestic Development was formed in late 2009.

Analysis

The price tags of Kinrara Residence is sky high compared to its surrounding area. Even with its gated and guarded feature, modern architecture and Mah Sing brand, a double-storey located in this area is not supposed to be priced that high.
There have been a bunch of owners raised their voices as being disappointed upon their houses in Kinrara Residence. They were disappointed in the low quality interior provided by the developer on certain areas such as its floor finishing, as it uses cheap parquet strip flooring and cheap bronze color anodized window frame to name a few.

Analysis

Tiara Faber is mostly occupied by young executives and young families who are working around Petaling Jaya, as well as Kuala Lumpur. There are numerous facilities and amenities in this Taman Desa neighborhood, including restaurants and cyber cafes. Still, there is also greenery in the area which is quite rare in matured suburban Kuala Lumpur neighborhood.
All units at Tiara Faber comes with only one covered parking that is insufficient for modern day living. As most of the residents are young executives and young families, most of them owns their own car whereby most of them parks theirs outside of the compound on the roadside. This illegal parking problem creates traffic congestion and unpleasant view for the residents. If you have more than one car, perhaps you can ask for parking spot rentals or join the bandwagon of other residents parking cars on the roadside. Beware, there is traffic police summons illegal parking cars occasionally.
For units that facing KLCC, they may experience unpleasant noise from the traffic. But living in Taman Desa, one can find peaceful surrounding that most areas in Kuala Lumpur cannot offer. With lush greenery and low density residency, one can have a peaceful living raising kids and growing old here.
Over the years, the price of Tiara Faber does not appreciated much even since its completion back then. Same as its rental which only sees net yield from 5% to 7% per year. Most people associated the problem due to the TNB high tension nearby which also results the same capital appreciation problem for Ampang 971. Overall, investing in Tiara Faber is a secure investment as the place is fully occupied and well demanded.
Hopefully, the management security improved over the years. Last few years back to 2009, there were close to 25 cases of break-in in a few months’ time. The best part was outsiders are hard to get into the compound but how burglars managed to! Another disadvantage is the noise pollution from the school as there are frequents meetings, PTA, sports day etc.

Koi Kinara is a serviced apartment located on the Kinara side of Bandar Puchong Jaya. It is a large development located on freehold land, comprising of 1000 units, all of which are competitively price. The developer is Lingkaran Naga.
There are 4 towers at Koi Kinara as part of this development, however only 2 of these phases are currently available for sale. 1 tower has already been completed, and comes in 3 different type of built-up sizes – 908, 1,056, and 1,405 sf. The starting launch price was RM147,000.
The smallest type of unit (Type C – 908 sf) has 2 bedrooms and 2 bathrooms. As you can imagine, the kitchen and yard is small, and opens out into the dining area. Type B (1,056 sf) has 3 bedrooms and 2 bathrooms with a longer yard but a kitchen size similar to Type C. The largest is Type A at 1,405 sf and has larger spaces, and a powder room. There are no balconies, however there are numerous windows to make the units seem roomy and spacious. There are 240 of these units available.
In the next phase of Koi Kinara, there are 500 units available. They are 3 bedroom, 2 bathroom and have a built-up size of 1,063 sf to 3,164 sf. The deluxe penthouse (3,164 sf) has a private roof top garden. There are 20 floors, with 12 units per floor. The layouts are pretty much the same, except there is only a minor difference in the location of the rooms. The prices range from RM250,500 to RM793,500. This tower is expected to be completed in 2012.

Analysis
Koi Kinara in Bandar Puchong Jaya are competitively priced for serviced apartments. In addition, it is jam packed with facilities and is also located nearby Puchong’s township amenities such as universities, shopping malls, and more. The maintenance fees at RM0.15 psf are also reasonable.
On the other hand, there are 1,000 units which makes this a high density complex. In addition, car park space is a potential issue as only those staying in the higher levels have a covered car park, while those staying in the lower levels only have an open car park space (i.e non-covered).
Another negative of Koi Kinara is that there is talk that a local school nearby may turn into a cemetery, and that some report that it is also near sewerage tanks which could account for the highly competitive price tags for these units.

With a catchy name like The Sanderson, it comes as no surprise that this complex is an exclusive, low density enclave. As it features many green features like the 2-acre park and recycled water to maintain the landscaping, this is perfect for those who would like to live in a beautiful and modern building in harmony with nature.
As the units generally have 3 bedrooms, this is perfect for bringing up a family. There is more than enough space for the kids to play around in or their parents and friends to have a picnic in the garden without having to worry about safety as it is a gated and guarded community with a multi-tiered security system.
The Sanderson is literally jam packed with amenities such as a cool and modern rooftop garden (or an exclusive one for those buying the penthouses) which is great for entertaining. Alternatively, you could just stay indoors and admire the beautiful view of the Kuala Lumpur skyline or the gardens.
As The Sanderson is close to several township amenities such as schools, shopping malls (eg Giant), and is very close by to the Technology Park Malaysia, this does seem like a good and affordable buy.
The only drawbacks is accessibility, although it may be improved in the future. Only time will tell whether the completed product as is impressive as what it looks like on paper. The Sanderson is currently open for registration.
